We are looking for an investor to create a Chain of
Hotels in Spain in a sector which is growing a 14%
annualy: Rural Tourism sector. Basicaly consist in the
purchasing of abandoned old villages from the XI and
XII century (Romanic period) and reconstruct it
converting the village in a hotel complex with added
value services.
Initial investment is 5,000,000 euros for the first
hotel and 45 millions more in the next 4/5 years for
the construction of 9 more hotels.
The IRR (Internal rate of return) for the first hotel
is between 21 and 30% with a NPV of 1.2 and 3.2
million euros depending in princing and occupancy
scenarios. The project has Real-estate guarantee.
The NPV and IRR mentioned are related exclusively to
the Hotel exploitation, not considering the surplus
derived from the real state upgrade of the complex
and other incomes like restaurants exploitation and
other added value services.
